Our Rental Process
Start your search to move into your dream property
If you’ve registered your details with us, we’ll notify you of any new properties before we market them on property search engines.
If you like the look of a property, we will look to book you in for a viewing as quickly as possible. Once we’ve scheduled your viewing, we’ll notify you both by email and text.

Making an offer on a property
To put in an offer, you’ll need to fill in a form and provide some basic information to help your prospective landlord decide whether they will accept your offer.

Securing the property
The acceptance of your offer will be subject to contract and receipt of satisfactory references. You may opt to pay a holding fee as a sign of intent. This will typically be the equivalent of one week’s rent.
You must fill in your referencing forms within 48 hours of paying a holding fee. If you don’t, we may put the property back on the market.
If the landlord accepts your offer, the Lettings Consultant will send you an email advising you of what you need to provide to secure the property.
We will send you a draft tenancy agreement to review, and we’ll do our best to answer any questions clearly and quickly.
Right to Rent Documents & Acceptable Identification
We ask all prospective tenant(s) to provide the following documents:

Photographic identification

Proof of current address

Proof of you right to remain in the UK
You must provide these documents before moving in, or else we may not permit you to proceed.
If you decide not to proceed after 14 days of paying a holding fee, fail the credit assessment, or don’t provide satisfactory references, you sacrifice this holding fee. If you do go ahead, the payment will be deducted from the balance due at the start of the tenancy.
Should the landlord decide not to proceed, you will receive a full refund.
You’ll need to provide our tenant referencing agency with:

Contact information for your previous landlord

A character reference
Initial Payment
The initial payment will consist of the holding fee (equivalent to 1 weeks rent).
You may make payments via any of the following methods:

Direct transfer to our client bank account

Bankers draft (payable to Morris Housing Ltd)

Contract, Balance of Deposit and First Month’s Rent
​
At this point, you’ll need to pay the balance of the deposit (which is equal to 5 weeks rent) and the first month’s rent.
The first month’s rent must appear as ‘cleared funds’ in our account at least three working days before the start of the tenancy, or we will push the move-in date back.
