Things you must consider before renting to Morris Housing.
Renting your property to Morris Housing is a fantastic idea! Before you take the leap, however, it's essential to keep in mind that subletting is a must. We recommend that you take some time to consider this before making a final decision. You can find our clients here.
Mortgage
If your property has a mortgage, you must get written consent from your mortgagee for letting. They may require additional clauses in the tenancy agreement, which you must inform us of.
Leasehold
As a leaseholder, it's important to protect yourself and your tenancy rights. When considering subletting, be sure to thoroughly review your lease agreement and get written consent from your landlord. Taking these steps can save you from potential legal and financial issues down the line.
Health and Safety, and other Legal Requirements
The landlord has a responsibility to ensure that the property is safe for tenants. Since the property will be sublet, we, as the property managers, are also responsible for ensuring the safety of our clients. Therefore, Morris Housing will manage the property and cover the cost of any minor damages.
Income tax
If you are a landlord in the UK, it is your sole responsibility to inform the Revenue & Customs about the rental income you receive and pay any taxes due. In case you are not a resident of the UK during a tenancy, you will need an exemption certificate from the Revenue & Customs to receive rental balances without any tax deductions.
Furniture
Your property can be rented furnished, partially furnished, or unfurnished. We can advise you on which option would be best. At a minimum, you will need to provide decent quality carpets, curtains, and light fittings. Keep in mind that there will be wear and tear on the property and any items provided.
Personal items/Ornaments
It is advised to remove personal belongings such as ornaments, pictures, books, etc. from the premises, particularly those that hold real or sentimental value. You may choose to box and seal certain items for storage in the loft but at your own risk. Please ensure that all cupboard and shelf space is left clear for the tenant's use.
Keys
You should provide one set of keys for each tenant, and we will arrange to have duplicates cut as required.
