-
What if the tenant does not want to pay their rent, will that affect us landlords? No. Even if the property is unoccupied, you will still receive your monthly payment directly into your account without any delays.
-
What happens if your client damages the property? If any damage occurs to the property during our contract period, Morris Housing Ltd will take care of it. In case we are dealing with the landlord directly, we will inform them about any major damages that are beyond our control. Nonetheless, Morris Housing Ltd will contribute towards significant repair work such as leaks or boiler issues.
-
What will be the use of my property?Depending on the property type, it may be used as a house in multiple occupations (HMO), rented to private clients etc. This decision is based on the area and housing type. i.e. a flat or house.
-
How long is the lease? The lease typically lasts for a period of 2-5 years, with a break clause included for the initial 3-6 months. What this means is that we will be renting your property for a minimum of 2 years, but we will have a window of 3-6 months to assess whether your property is generating enough profit. During this period, the rent will still be guaranteed.
-
Can you buy my property if it's not an HMO in an Article 4 area?Regrettably, it is highly unlikely that your property will yield a positive outcome unless it is in a state of disrepair or presents an opportunity to augment its value. Therefore, in most cases, the response to your inquiry is no.
